Required Documents Checklist

Prepare these items before your first showing. Landlords and property managers expect all of the following for a complete rental application.

Government-Issued Photo ID
A clear photo of your ID is required upfront. I will also need to verify it in person to confirm your identity before submitting your application.
Completed Rental Application
I will provide you with the standard rental application form. Fill it out in full and return it to me — incomplete applications are often passed over by landlords.
Credit Score & Report
Request your report from Equifax, TransUnion, Credit Karma, or your bank. A recent report (within 30 days) shows landlords you are organized and financially responsible.
Employment Letter(s)
A signed letter from every current employer confirming your position, employment start date, and income. If you hold multiple jobs, provide a letter from each.
Recent Pay Stubs
Most recent 2–3 pay stubs from all places of employment. These verify the income stated in your letter and application form.
Tenant (Content) Insurance
Required before move-in for most rental units. Start researching providers early — it typically costs $15–$40/month and protects your belongings and personal liability.
Your "Must-Have" List
Make a clear list of your non-negotiables: in-suite laundry, parking, pet-friendly, proximity to transit, etc. This helps me narrow your search efficiently from the start.
Personal Introduction Letter
A well-written personal letter about who you are, why you want this specific unit, and what makes you an ideal tenant. This is often the deciding factor when applications are otherwise equal — I'll help you craft one.
